Black Mountain and Swannanoa sit immediately east of Asheville along the Swannanoa River corridor — and the Swannanoa River corridor was the epicenter of Hurricane Helene’s destruction in September 2024. We’ve been working in this area continuously since the storm and we continue to work through Helene recovery here. We also handle the standard mold issues that defined this area before the storm: cabin and second-home moisture, older housing-stock crawl spaces, and the cold-side attic condensation patterns common throughout the eastern Buncombe foothills.

Swannanoa After Helene

Swannanoa was among the hardest-hit communities in the state. The river that gives the town its name became unrecognizable. Homes that had stood for decades along the floodplain were destroyed outright. Homes on slightly higher ground took on multiple feet of water. Mobile home parks, single-family neighborhoods, and businesses all suffered.

For homes that survived structurally and were salvageable, the mold consequences have been enormous. We’ve worked dozens of Swannanoa Helene properties and we continue to work through the queue. Common findings:

  • Saturated framing and subfloor below the flood line, often dried too quickly during initial recovery without addressing residual moisture
  • Hidden mold in wall cavities from drywall that was replaced but framing that wasn’t fully treated
  • Crawl space contamination — Helene crawl spaces took flood sediment and floodwater contamination, requiring full cleanout
  • Insulation throughout affected zones requiring complete replacement
  • HVAC duct contamination in homes where ductwork in crawl spaces or basements was submerged
  • Recurring mold problems in homes where the original remediation didn’t go far enough

Black Mountain

Black Mountain proper sits on slightly higher ground than Swannanoa and didn’t take the same direct flood damage from Helene. But Black Mountain has its own mold profile that we handle constantly:

Older downtown housing. Black Mountain has historic neighborhoods with frame construction from the 1900s-1940s, many homes with crawl spaces and mold patterns identical to Asheville’s older neighborhoods.

Cabin and second-home community. Black Mountain has a high concentration of vacation rentals and second-home properties — both in town and in the surrounding higher-elevation areas. Intermittent HVAC use produces classic cabin moisture problems.

Montreat. The historic Christian community immediately north of Black Mountain has older buildings, including dormitories, cottages, and conference facilities, that we’ve worked on for various ongoing mold issues.

Higher-elevation properties. Above Black Mountain into the higher elevations toward the Blue Ridge Parkway, cabin construction with persistent humidity issues and cold-side attic condensation is the norm.

Power outage mold — extensive areas of Black Mountain lost power for weeks following Helene. Many homes that didn’t flood directly developed mold problems from the extended unconditioned period.

What Makes This Area Specifically Challenging

The Swannanoa Valley is distinctive even within WNC. It’s a relatively narrow river valley flanked by the Black Mountains (the highest range in eastern North America) to the north and the Blue Ridge to the south. The valley orientation traps moisture. The river runs through it. The combination of mountain shadow and valley humidity produces drying conditions that are notably worse than Asheville proper, which is itself worse than the Piedmont.

Add the recent flooding, the cabin and STR concentration, and the older housing in town, and you have a region that needs ongoing professional mold management.
