The mountains around Asheville are full of second homes, vacation cabins, and short-term rental properties. Black Mountain. Fairview. Weaverville. The higher-elevation properties between Asheville and Hot Springs. Cabins tucked off the Blue Ridge Parkway. Custom homes in Biltmore Forest used as part-time residences.

These properties have a mold problem that owner-occupied homes don’t: they’re empty most of the time. Empty means HVAC isn’t running, or it’s set to a low setpoint that doesn’t dehumidify. In our climate, that means humidity climbs steadily during empty periods, then drops fast when guests arrive and crank the AC. Repeated humidity cycling, often combined with poor ventilation and vacation-rental cleaning crews who don’t have time to deal with subtle moisture issues, produces a steady stream of mold problems.

Why Vacation Properties Are Different

Intermittent HVAC operation. A primary residence has HVAC running — and dehumidifying — every day. A vacation rental has HVAC running hard for the three days a guest is there, then minimal or no operation for the four days between bookings. Humidity climbs during those gaps.

Higher elevation, more moisture. Many cabin properties around Asheville are 2,500-4,500 feet. Higher elevation means more rainfall, more fog, more days at high humidity. The drying-condition deficit is even worse than in town.

Mountain construction details. Cabin construction often emphasizes character — exposed beams, tongue-and-groove ceilings, log siding, stone fireplaces — that are visually beautiful and moisture-management challenges. Logs check and crack, allowing moisture in. Tongue-and-groove ceilings hide attic moisture problems. Fireplaces have flashing details that fail.

Guest patterns. Hot tubs running indoors. Multiple showers daily. Damp towels piled in bathrooms. Wood stove use that’s intermittent. All of this cycles humidity up sharply during occupancy.

Cleaning crews under time pressure. Turnover crews have a few hours between guests. They clean, they don’t inspect. Slow leaks under sinks, behind toilets, around dishwashers — they continue until something obvious happens.
